Asset Managers, while
understanding the day-to-day requirements
of a property, must also grasp the
longer-term financial characteristics
of a particular real estate holding.
Asset Management begins with understanding
ownership's goals for each property.
Once these goals are understood, a
long-range plan must be crafted that
is firmly grounded in the marketplace
and the strengths and weaknesses of
each property. Needless to say, there
must be agreement between ownership
and asset management.
Asset Management involves advising
ownership about the success or lack
thereof of the property management;
evaluating current and future tenant
mixes; evaluating the highest and
best use of the property; evaluating
the right time for renovations or
repositioning the property; decisions
about refinancing; decisions about
hold or sell strategies; and evaluating
disposition strategies.
